How Do REALTORS Work?
I am a licensed REALTOR and belong
to the Austin Board of REALTORS. Belonging to the Austin Board gives
me access to the multiple listing service (MLS). This service gives
me access to all the homes in Austin and surrounding areas listed by
any other real estate agent. The MLS is the most up-to-date and
accurate computer listing for home sales. The internet IS NOT
the most up-to-date compilation of homes for sale. It IS a
great educational tool for prospective buyers to get an idea of what
is out there for sale and their prices. Unfortunately, for buyers,
the internet is a step behind the MLS- new properties for sale show
up on the internet almost immediately, however, homes that are no
longer available (contract pending or sold) sometimes take days or
weeks to update!! For the prospective buyer it can be very
discouraging to get excited about a property that is no longer
available. Therefore, a REALTOR with access to the MLS has the most
up-to-date AND accurate information concerning properties
you, the buyer, may want to investigate and ultimately purchase.
If you are a potential buyer, it
is in your best interest to have a REALTOR represent you. Even if
you are purchasing a new home with a builder- you may have a REALTOR
represent you. The house costs the same with or without one- so have
a REALTOR help every step of the way!!
Most people will buy and sell
three or four times in a lifetime. Use the expertise of a REALTOR
whether you are buying or selling. As you can see by the homes I
have shown here- I help buyers and sellers. A large portion of my
listing business comes from my previous clients- they are now
selling their present homes and “moving up” to the next one.
